Manhattan New York Cooperative (short for Co-Op) buildings are governed by Co-op Boards, the board make every important decision about the building and set building house rules and policies. Among those decisions, Co-Op board of directors approve every potential purchaser.

IMPORTANT TO KNOW: Foreign National Buyers or Investors to buy an Co-Op apartment are not easy for several reasons:

Co-op buyer review is a lengthy and not easy process. Time frame of the review process is

usually weeks to months with no definitive time line. Many New York co-ops only approve buyers with New York employment, file United State Federal tax returns and excellent credit history in the US. Should the potential buyer is rejected by the board, The law does not require the co-op board to provide a reason of rejection.

Also important to know: Each Co-ops restrict the right to rent the apartment, this is unattractive to investors. Each building has different sublet rules, Many of Co-op apartments cannot be rented out at all or can be rented out for 1 or 2 years after a certain number of years of owner occupancy.

Manhattan New York Real Estate Market is hotter than the NYC weather!

With Summer around the corner, the Real Estate market here in NYC is heating up faster than the weather. Low supply is still the driving force as demand for the most prime and well priced apartments is still quite evident. We are seeing multiple bidding scenario's on what seems like most condos that come on the market. If an apartment is priced well and is found in an established building in what's considered a good neighborhood if you don't see it within the first week of coming on the market it's often too late as they have already received a few offers.

I've been extremely busy seeing a lot of the new development condominium projects all over the city. The main theme that I've seen is that property is flying off the market right now. The first sign of the hot market is when you are trying to schedule an appointment and they are already booked for days in advance and when you finally get to the development office what you saw on-line a week ago as available has a contract out already. The name of the game with new development is get in early and be ready to make a quick decision.

The re-sale condominium market where we represent a lot of sellers and buyers shows many of the same similarities. Sellers are definitely in control of their destiny more so now than they have been in the last couple of years. For most types of apartments demand far outweighs the inventory out on the market and when an apartment comes on the market the first open houses are packed and the most well educated and serious buyers are not afraid to make very good offers.

It is our job when we work with buyers to educate and prepare them when it comes to multiple offers scenario so their expectation is set prior to getting into the bidding war frenzy.

New York city is a very unique market place, when a buyer makes an offer on a property here in New York, the offer is made through the agents, however, the Real Estate agents and the buyers do not sign any contracts or purchase agreement nor any earnest money when making an offer.

The personal financial statement includes all assets disclosure such as bank statements, 401K, retirement funds, other owned real estate, other mortgage or liabilities and etc. Full disclosure is a must if it is a Manhattan New York cooperative disclosure.

Trust: Trust is an unincorporated entity, cannot hold title by itself; title must be reqistered in the individual trustee's name.; the individual trustee may be exposed to unlimited personal liability.
S Corporation: S Corporation is a legal entity, insulates shareholders for from personal liability, does not pay income tax itself, the income tax liability is attributed to the shareholders. It is subject to filing fees for incorporation, annual franchise tax, etc.
C Corporation: C Corporation is a full fledged legal entity. It provides shareholders insulation from personal liabilities. It is a taxable entity for corporate income tax. Limited Partnership: the limited partner's liability is limited to his/her capital interest in the limited partnership, whereas the general partner will be subject to unlimited personal liability. Limited partnership, like general partnership does not pay income tax. The income tax liabilities are attributed to the individual partners. A limited partnership need to file the partnership agreement with the government.

What kind of property can foreign international buyers buy in Manhattan New York?

For many international foreign buyers, trying to understand Manhattan New York Real Estate is a complicated process. Manhattan New York is an unique housing market, we have condominiums, cooperatives, townhouse and multi-use buildings.

Almost (99%) all of our international foreign buyers purchase condos or townhouses because of its flexible sublet rules allowing international buyers to collect rental income, in addition, NYC condominiums is easy to maintain or manage. After they shared their visions of future plans, we went on with the Company Award show.

My team and I were award it with Chairman Circle Platinum Award among over 1,000 agents in the company and 20,000 agents in Manhattan New York in this highly competitive market. We focus on many foreign international sales and as well as service local sellers that are motivated and serious. We work hard all year and it is rewarding to see it is being recognized by everyone.

My name was projected on the big screen for everyone to see.

We are very proud of our accomplishment since there are many savvy and sharp agents in our company and everyone is very competitive.

While the East Coast is covered in White snow today, we are celebrating the Chinese New Year (Lunar calendar).

Today is the Chinese New Years eve and tomorrow is the first of the new year.

Many Chinese families tonight will celebrate by having a family meal consist of variety of delicious dishes, chicken, beef, seafood, pork, fish, rice, noodles, and any family favorite food. Fish is a must have, it means you have some good left over fortune in the year past.

There will also be some red envelopes exchange, from older generation give to young children, and married couple giving to elder family members.

It is a symbol for good luck and many prosperity to come. Usually the money is given in 'even' numbers, $20, $60, $80 (no number 4 as its prounciation means not so good things)

We will be spending dinner tonight with families celebrating lunar New Year after we dig out our car!

In case you were ever wondering how does a New Yorker, Manhattanite grocery shops around town. Here is how!

This morning, I had a short list of grocery items that I need to pick up so I made a grocery store run. Since we live in the neighborhood of Upper West Side Manhattan, there are many supermarkets within short walking distance.

Living in Manhattan, man of us do not drive to grocery stores, there is no parking lot, we walk to the grocery store. We (at least me) usually bring re-useable bags to the grocery store and carry the bags home. The typical grocery store for us is about 5-7 minutes walk, so it really is convenient.

We don't usually buy bulk since it may be hard to carry them. But for us city folks, it is quite a good exercise to keep us in shape. Occasionally, we will go to the grocery store that is out of town with a car so we can buy bulk when needed and drop off at our apartment in the city.
