Majority of our buyers purchase condos because of its liberal sublet policy allowing our buyers to collect rental income and it is easy to maintain or manage. Unlike cooperatives, condo do not require the buyers to be US residents, and do not required in person interview with the board.
We also recommend condos because of the higher value appreciation and investment values compare to cooperatives in the same neighborhood and area.
In Manhattan New York, condos are often evaluate a price per square basis, and since condos are about 15% of the entire Manhattan housing inventory, the purchase price is higher than cooperatives in the same neighborhood.
Other than condominiums (condos), many of our buyers also purchase townhouses (starting at $4,000,000 onwards) or mix-used buildings in various neighborhoods of Manhattan.
