In the $600,000 to $700,000 range there is a 1 bedroom available at 184 Thompson St for $675,000.00.  The 1 bedroom Greenwich Village Condominium Apartment for Sale market is very limited.

When you make the jump up from $700,000 to $1,100,000. there is only 1 condo apartment available.  The apartment is found in the Silk Building at 14 E 4th St.

Overall the Greenwich Village Condominium Apartments for Sale market is extremely limited.  This is a function of the fact that the majority of the apartment inventory is cooperative in the neighborhood plus a high demand for condominium inventory so when something comes available it sells quickly.

The alternative to the condominium market is going to be a cond-op.  A cond-op is a hybrid product of a co-op and condominium.  Typically a condop has more flexible purchase and subletting policies and some do not.  Essentially if the condop has easy subletting policy that reflects a condominium that would be a good candidate for a potential investment purchase as a rental property.

There are a few such buildings in Greenwich, primarily at 60 E 8th St, Georgetown Plaza.  This is a very popular building with large layouts and very competitive pricing.
