As of today November 3, 2010 there is 1 Greenwich Village condominium apartments for sale available for less than $600,000.  The studio is located at 184 Thompson for $575,000.00

In the $600,000 to $700,000 range there is a 1 bedroom available at 184 Thompson St for $675,000.00.  The 1 bedroom Greenwich Village Condominium Apartment for Sale market is very limited.

When you make the jump up from $700,000 to $1,100,000. there is only 1 condo apartment available.  The apartment is found in the Silk Building at 14 E 4th St.

Overall the Greenwich Village Condominium Apartments for Sale market is extremely limited.  This is a function of the fact that the majority of the apartment inventory is cooperative in the neighborhood plus a high demand for condominium inventory so when something comes available it sells quickly.

The alternative to the condominium market is going to be a cond-op.  A cond-op is a hybrid product of a co-op and condominium.  Typically a condop has more flexible purchase and subletting policies and some do not.  Essentially if the condop has easy subletting policy that reflects a condominium that would be a good candidate for a potential investment purchase as a rental property.

There are a few such buildings in Greenwich, primarily at 60 E 8th St, Georgetown Plaza.  This is a very popular building with large layouts and very competitive pricing.

If you are looking for Greenwich Village Apartments for Sale - Studio and 1 Bedroom Condos you are going to find that your inventory is rather limited.

As of today, Sept. 1, 2010, there are only 8 Greenwich Village Apartments for Sale that are Studio or 1 bedroom Condos.  There are a 6 Apartments that are Condops, mainly found at 60  E 8th St - Georgetown Plaza and 63 E 9th St - Randall House. Greenwich Village Apartments for Sale Part 2 Prewar Condos

In this Part 2 series of Greenwich Village Apartment for sale, we will discuss some prewar condos within Greenwich Village. Greenwich Village Real Estate is known for many of its prewar buildings with classic layouts and architectural elements.  The supply of prewar buildings in Greenwich Village like much of the rest of the city is overwhelmingly co-op.  Take for example that currently I see that there are about 120 Greenwich Village prewar apartments for sale in Greenwich Village and 20 of those are in condominium buildings.  If you have wanted to purchase a condominium in Greenwich Village you have been limited to a certain number of buildings including:

25 Fifth Ave - Greenwich Village Prewar Condo

Located on the "Gold Coast" of Fifth Avenue and 9th Street this Greenwich Village Condo building was converted to a condominium in 2000. Like most prewar buildings most apartments in the building have wood-burning fireplaces, high ceilings, ornate architectural details accompanied with a 24-hour concierge, gym, laundry and storage. 25 Fifth Ave is going to be one of the few prewar condominum buildings on Fifth Avenue that will come up on your search for "Greenwich Village Apartments for Sale."

Devonshire House at 28 E 10th St - Greenwich Village PreWar Condo

Apartment features include fireplaces, spacious pre-war layouts, along with great southern facing views of downtown Manhattan from the upper floors of this respected building.
