如何採購紐約公寓房

- 請聯絡許小姐,告知您購屋的條件,需求的時間點(多長時間),及購屋預算,許小姐會為您過濾及篩選您想要的房屋。列出欲買房屋的需要條件,例如:價位、地區、便利性、幾個臥室,公寓配備等。
- 預約看屋,若中意,詢問購屋是否要特別條件。可詢價/開價。(許小姐會為您提供附近地區交易情況,及相關訊息好讓您開個合理價位讓賣家接受。)
- 賣者若接受價位即可開始交易程序。(需委托紐約市專業地產律師處理交易文件。)
- 買/賣家雙方律師審閱欲買房地產的有關文件及買屋合約。買者簽買合約,並交上屋價的百份之十(10%)作為訂金。此訂金由賣方律師保菅。賣方隨後簽合約。
- 申請銀行貸款及填交所有的表格,及銀行要求的証明文件。如通過所有貸款條件,通常需要大約45至 60天才可收到銀行貸款信。
- 收到銀行貸款信便可以交上已填寫好的買者申請表格給公寓業主協會各會員檢閱,如核准,屋主便可以賣給買方。申請表格包括買者個人資料,銀行、股票、及相關的資產文件。如果是從建築啇買的新建或整棟樓,不需填交買者申請書。許小姐可以幫助您填寫表格。
- 房屋過戶前,買方驗屋(通常是在過戶前一天驗屋),做最後確認。
- 確認後,買方需購公寓房屋保險並交上己買保險証明文件給公寓管理協會才能過戶。
- 確認過後及過戶前,買者律師會預先通知過戶交給的所有費用,然後最後過程在律師樓辦過戶交給手續。*註:過戶過程買方、賣方,及雙方律師都得在場,或可事先簽授權書給律師處理。
