We always receive emails or phone calls from either buyers or buyer's agents request appointment the day of the request. We try our best to accomodate since we do not have any lockboxes here in Manhattan New York. This means, seller's agent have the access to the apartment and we will have to also check in with seller's agent's schedule.
At the same time, we as seller's agents need to pre-qualify the buyers in this is a building has have specific requirement (such as cooperatives) to be most efficient and not waste anyone's time. Can I See this House in an Hour?Almost every week I will receive a call from a potential buyer who wants to look at a home right away, meaning within a few hours. Unfortunately the odds of this being possible are extremely slim for several reasons.
1. It can take several hours, even days to get showing instructions on vacant and occupied homes. While vacant homes usually don't need owner approval often times occupied homes do and last minute showings may not work for the seller, in fact sometimes showings with notice may not be possible.
2. I need to verify a buyers proof of funds prior to looking at homes, which can take some time. Unfortunately not all loan officers and/or banks are readily accessible. Read why is it important to show me the money.
3. Anaylizing a buyers needs and wants, then sorting through hundreds of homes can take time. While a majority of the buyers who call only want to see one home it is best to see a few and compare, plus by doing so buyers will have a better understanding of the current real estate market.
4. My calendar isn't always open. While I may answer my phone it doesn't always mean that I am available at that time or later in the day to show homes.
So when a buyer calls wanting to see a home right away it's not that I'm trying to be difficult and don't want to show homes, it's because there is a process and in my experience buyers who truly want to purchase a home will not only respect it, but follow it.
