第 一點是, 紐約這邊的房員有百分之八十五是合作公寓, 如果您在網上看到的話就是叫做coop. 另外一種是condo. 那condo是什麼呢? Condo的話,就是有產權的房子. 有產權的房子對我們華人來講是比較方便的, 因為可以自由的出租或者說是轉賣, 不需要委員會的同意或者批准, 只是有些表格要填, 讓他們通過而已. 那如果我們今天要來買房子, 幫孩子買, 大部分的華人是買condo的. 因為這樣子如果孩子以後就職在別州或者是離開紐約, 可以當作一個投資的機會來出租.

 

還 有第二點是時間上的關係, 如果說今天您是, 現金買 成交最快也是要四十五到六十天, 四十五天是最快的, 如果你們今天錢已經準備好了在銀行在美國的戶頭. 如果說今天是要貸款, 貸款的話時間就不能掌握了! 因為現在紐約貸款是非常非常的麻煩, 除了貸款人自己要有資格, 第二點銀行還要審核每棟樓,每棟樓都要經過銀行的同意,或者是批准才能借錢. 像過去兩三年前,  只要是您要借款, 你要借錢 ,銀行就願意借給你.

 

現在是銀行非常的保守.  所以說如果要借款的話, 大慨是九十天到一百六十天都有. 還有一點是, 如果說今天您在紐約, 如果說是有特別的定點要買房子. 其實, 紐約的房員, 其實我們是要注意看百分之十五的房員, condo  紐約這種的房員也不多.

Manhattan New York Investors Must Read!

We talked with a lady from Dubai today who is looking to purchase a condo investment here in Manhattan New York because she believes now is a good time to invest in Manhattan New York.  I can definitely appreciate her views as we are seeing a lot of sale activities in this market and many of our serious buyers are finding good long term investments with our help.

We discussed her investment goals and we will stay in touch via emails until she arrives in New York in two weeks. Before we hang up the phone, she asked me what determines a good Manhattan New York condo investment.

Below are the three big points in my suggestions to her:

Location: Convenient location for public transportation, New Yorkers rely on public transportation such as subway, trains and buses.  If the building is near a subway station, the condo is much easier to rent out or resell in the future. Nobody ever complains about having too many transportation options, but they definitely complain about having to walk 15 minutes just to get to a subway.

Carrying charge: Assuming this is an all cash purchase with no mortgage payment. The owner (or landlord) is responsible to pay monthly condo common charge and Real Estate taxes. So the lower combined carrying charge (the common charge and Real Estate taxes), the more net profit there is on the investment. Every building is different when it comes to the common charges and real estate taxes so determining the value proposition each building has is a necessary aspect of the purchase.

Sale price: The sales price of the condo is relevant to what has been sold in the building before, for example, if in the same building, condition, exposure, square footage size and layout is the same sold for $920,000 last week, and you can buy the downstairs unit with identical condition and layout for $900,000 because the seller is very motivated, then you may be buying a deal, relative to units in the building. When it comes to sales price comparison of ‘a deal’, it is always ideal to compare within the same building, same neighborhood, same period of time (month/week), condition and exposure of the condo to determine if it is a good deal or not.

When determining a good Manhattan New York condo investment, ultimately we are talking about a property that is going to hold it’s value and have the best opportunity to maximize appreciation in the future.  Every person comes with their own thoughts on what makes a good investment, but as an active real estate agent in the Manhattan condominium market our experience will help you make a more well informed buying decision.

Manhattan New York Renters Must Read

Manhattan New York is a big city with different housing rules than anywhere else in the world. Finding a Good NYC rental apartment is not a easy task by any means. It is important to be prepared and understand the time frame involved when looking for a suitable apartment. This blog post will help you figure out the time frame before your search so you can plan ahead.

There are TWO types of buildings you may be able to find a good NYC rental apartment. 

Option #1 is the condo buildings to find a good rental apartment (example: Gramercy Starck), higher quality of building and service, because it is built for permanent residents. If we were to look for apartments in Gramercy Starck or other condo buildings (renting apartment from a private owner), the process from the time to find the perfect apartment to able to move in may take 30-45 days. The paperwork has to be submitted into the condo board and it takes 30-45 days for them to review and approve the paperwork (application). With that being said, to be safe, if you were aiming to move in by March 1st (3/1), the latest we can submit the paper would be maybe January 15 (1/15) if you have a lease and need move in by end of February.

 

Option#2 is the rental buildings to find a good NYC rental apartment (the entire building is renters, no owners), this type of building also offers doorman, fitness center and everything like condo building but the neighbors are all renters and it may have a transient environment rather than homes. The positive side of this type of building is that it will approve your paperwork sometimes within 5-10 days, sometimes less and you can then move in right away. With this type of option, if you were to start looking early in January for example, they will most likely require you to move in end of January or sooner because they would not keep the apartment vacant more than one month.

East Village-neighborhood that never sleeps in Manhattan New York

The East Village is a neighborhood in the downtown area of Manhattan.  It’s location would be described as North of the Lower East Side, East of Greenwich Village and south of Gramercy Park and the Stuyvesant Neighborhood and it’s eastern boundary is the East River.  Essentially it can be found north of Houston Street, East of 4th Avenue, and south of 14th Street.

Originally the East Village was known to be a part of the Lower East Side, but it developed it started to be identified as it’s own neighborhood in the 1960′s as the birthplace for the counter culture movement.  With counter culture at the heart of the East Village’s identity, a distinctive music and art scene was able to develop.  Known for it’s diversity, welcoming nightlife and entertainment, the East Village is one of the most distinct Manhattan neighborhoods.

To fully understand the East Village, taking a look at the area’s cultural, musical, and artistic history is the key.  Starting in the 1960s the area that was soon to be known as the East Village became the home of more artists, counter culture including the Beatniks, musicians and performers.  The term East Village started to appear in magazines and different publications giving the area it’s unique identity.

In the past decade, the neighborhood has seen a large gentrification movement of new condominium development, restaurants, and shopping move into the area.  The East Village is on the same path that other New York City neighborhoods were on just decades before it, including, Soho, Tribeca, and the West Village.

The residential real estate in the East Village is going to be a reflection of both it’s past, present and future.  You will have a combination of the original tenemental style walk-up buildings that make up most of the apartments for sale and for rent.  These mostly pre-war buildings offer a style of architecture and way of life that is going to be distinct to the neighborhood.  Then mixed in you will the new construction condominium buildings built in the past 10 years.  These are a reflection of where the neighborhood and much of Manhattan has been going.  These condominiums offer a luxury lifestyle that is a somewhat juxtaposition from where the East Village came from.

We work with many out of town first time investors and buyers that would like to acquire a Manhattan New York condo as part of their investment portfolio.

For many buyers, they may have purchased Real Estate in different parts of the world or US but this is their first experience in buying in Manhattan New York. We often have a check list of basic steps to educate the buyers as to how to get started. Here is a good check list:

  • Consult with a reputable lender or mortgage consultant to see how much can you finance in today’s market. In today’s market, lending guidelines are changing by the day, it is in your best interest to see what will it take to qualify for a loan.
  • Do speak to your banker if you have money in bonds and money market. Find out how many days will it take to liquidate your funds so you know once we have a verbally accepted offer. Often in Manhattan New York market place, the seller seeks 10% of the sales price as downpayment at the time of signing contract. With that being said, if you are buying $1M Manhattan condo, you will need $100,000. at contract signing.

Types of Manhattan NYC Buildings

Manhattan New York is a very unique housing market, we have many different type of housing products such as coop, condo, condop, townhouses and etc, here is a blog post explaining the type of buildings a buyer can look into when they are considering in buying in NYC.

Glossary of Terms Types of Manhattan NYC Buildings

Brownstones or Townhouses These are typically 4 to 6 story buildings built in the 1800′s through the early 1900′s. They are either single family houses or have been converted over the years into multiple apartments. As a single family home, a townhouse or brownstone offers buyers privacy and the ability to purchase without the cooperative board process. Some apartments in townhouses can have grand living spaces and, therefore, will be quite expensive. Generally, these buildings afford more “charm”, with features such as gardens, fireplaces, beautiful floors and ornamental wood moldings. In almost all cases these buildings will not have a doorman. One can also purchase a coop or condo unit in a townhouse building. The term “brownstone” refers to the type of material used as facing on the front of the structure.

Pre-War Buildings Prewar buildings are those built before World War II. These buildings are usually ten to twenty stories, provide spacious apartment lay-outs, gracious architectural amenities with features such as larger rooms, fireplaces, hardwood parquet floors and higher ceilings. These can be doorman or non-doorman buildings.

Post War Buildings These buildings were built between the late 1940′s through the 1970′s. They are generally hi-rise and are constructed of white, red or brown brick. Most will have doormen. Postwar apartments may actually afford more living space than their prewar counterparts in studio, one and two bedroom sizes. They have ample closets, live-in superintendent and laundry facilities.

Hi Rise Full Service Buildings These are generally associated with new construction or are apartment buildings that were built from the 1980′s through the present. They are typically condominiums, twenty to forty or more stories with doorman and concierge services. Other amenities often include: health clubs and swimming pools, valet services and parking garages

 Elevator Buildings This description is usually reserved for a non-doorman building that is six to twenty stories tall. There is usually an intercom security system, and some may have video security. These buildings could fall into either the pre-war or the post-war category.

Loft Buildings These buildings either were previously built for commercial or manufacturing purposes and are now used for residential living spaces or are newly constructed as loft buildingsThe spaces typically offer higher ceilings (9 feet-20 feet), open spaces and original details such as supporting columns, tin ceilings, etc. They are usually found in Greenwich Village, SoHo, TriBeCa, Chelsea, Flatiron, Nolita, and lower Manhattan and often do not have the services of a doorman.

Walk-Up Buildings This is the least expensive type of housing, and the quality can vary widely. Usually these are 4 to 5 story buildings with no elevator, hence the term “walk-up.” They were originally constructed as multi-family housing and lack the charm and elegance of traditional brownstones or townhouses.
